Buying Process

- Your guide to buying a Spanish home on the Costa del Sol.

If the property you are buying is primarily a holiday home, you may not wish to apply for a Spanish "Residencia". Should this be the case, you will be a "non resident property owner in Spain". As a non resident property owner, you will be liable to pay annual taxes. "Impuesto sobre la renta" is such a tax based on the rental income your property could realise. This tax is 25% of a deemed income of 2% of the official declared value of your property.
It is no longer legally required to appoint a fiscal representative in Spain, it is however, recommended as they are inexpensive and you will have peace of mind knowing that someone is dealing on time with these compulsory declarations during your absence. You should draw up a will to cover your assets in Spain. We can advise of and recommend English speaking professionals who will provide all of these services for you.
